REGULAR MEETING OF THE HOUSING AUTHORITY OF THE CITY OF MIDDLETOWN

July 10, 2017

The Monthly Meeting of the Housing Authority of the City of Middletown was held at the Middletown Housing Authority Conference Room, 40 Broad St., Middletown, CT 06457 on Monday, July 10, 2017.

Chairman Noglow called the meeting to order at 5:02 p.m. and called the roll.

PRESENT:  Evan Noglow, Chairman; Sebastian Santacroce, Vice Chairman; Phil Cacciola, Commissioner, Senova Stone, Commissioner

ALSO PRESENT: William Vasiliou, Secretary; Tom Guzzi, Financial Manager; John Rumberger, Facilities Manager; John Boccalatte, Esq.

ABSENT: Izzy Greenberg, Commissioner

PUBLIC SESSION: None

FOLLOW-UP REPORT:  None

APPROVAL OF MINUTES:  On motion by Commissioner Cacciola ; seconded by Vice Chairman Santacroce, it was unanimously voted to approve the minutes of June 12, 2017 meeting as submitted.

APPROVAL OF BILLS:  On motion by Vice Chairman Santacroce, seconded by Commissioner Cacciola; it was unanimously voted to approve the bills as submitted.

ACCOUNTS RECEIVABLE: Secretary Vasiliou reported on the 6/30/17 A/R which shows an increase of $10,730.68 for Conn 9-2; an increase of $7649.63for Conn 9-3; an increase of $11960.18 for Conn 9-4; no change for Conn 9-5, a decrease of $2614.78 for State Family and a decrease of $4.52 for E -101.

LEGAL ACTION:  Attorney Boccalatte reported on his 6/30/17 report. Collection are at $621.00

FINANCIAL: None

SECTION 8:   Mr. Vasiliou reported that as of 6/6/17 there are 846 Section 8 units in place and the per unit cost is $760.73, which continues to go up.

PERSONNEL:  None

MAINTENANCE: 194 work orders completed in June.

MODERNIZATION: EverSource LED Incentives: Sbona is 99% complete, Marino Manor and Monarca site lights completed. Traverse Square Switchgear plans and specs completed and under review, bid dates TBD. Entry System and Greenhouse Roofs: bids opened on June 30 and are under review

SPECIAL REPORTS: None

OLD BUSINESS: Mr. Vasiliou reported that there are no further significant updates on the negotiations with Aegis Surety.

NEW BUSINESS:

OTHER BUSINESS: Mr. Vasiliou briefly updated the Commission on the plans by the City of Middletown for a bike path along Long Lane.

There being no further business to come before the Commission, on motion by Vice Chairman Santacroce, seconded by Commissioner Cacciola, it was unanimously voted to adjourn the monthly meeting at 5:26 p.m.
